THE CITY OP CITY COUNCIL /PLANNING COMMISSION <br />-~ M ~~~ -~- ~ ~ WORKSHOP REPORT <br />j~L~E~S~4NTONo <br />November 8, 2007 <br />City Manager's Office/Planning Department <br />TITLE: Update on the Staples Ranch Development Including Intent <br />to Pursue Acquisition of a Five Acre Site for a Neighborhood <br />Park/Joint Detention Basin <br />PROPERTY OWNERS: Alameda County Surplus Property Authority (ACSPA) <br />GENERAL PLAN: Alameda County General Plan-Mixed-Use/Business Park <br />City of Pleasanton General Plan-Medium Density <br />Residential (2 to 8 dwelling units per gross acre) and High <br />Density Residential (greater than 8 dwelling units per gross <br />acre); Parks and Recreation; and Retail/Highway/Service <br />Commercial, Business and Professional Offices <br />SPECIFIC PLAN: Stoneridge Drive Specific Plan <br />ZONING: 122.5 acres of the 124 acre project site are located in <br />unincorporated Alameda County and are currently zoned <br />Agriculture by Alameda County and 1.5 acres of the project <br />site are located in the City of Pleasanton and are zoned <br />Planned Unit Development-Medium Density Residential <br />(PUD-MDR). <br />SUMMARY <br />The City is currently processing a development plan for the Staples Ranch area. This <br />workshop is being held to assure the Council, Planning Commission and public remain <br />informed regarding this development review activity and to provide an opportunity for <br />pubic comment prior to the PUD reviews. In addition, the workshop is intended to <br />provide feedback from the Council and Planning Commission to the developers for <br />consideration prior to preparing final PUD plans. Finally, the workshop is intended to <br />present an overall master plan for the development focusing on such matters as <br />circulation, trails and pedestrian sidewalks, parks, landscaping, etc., to assure that the <br />entire development is viewed in its entirety rather then focusing on individual sites. <br />While the existing Specific Plan outlines particular development standards, this project <br />includes an amendment to the Specific Plan to conform to the development as set forth <br />in the MOU. As a result, staff has focused on presenting material illustrating master <br />planning for the entire site. <br />
