Landscaping Conditions 18. All recommendations and mitigation measures listed in the tree assessment provided by HortScience on file with the Planning Department and dated, October 20, 2006 shall be implemented. 19. No tree trimming or pruning other than that specified in the tree report shall occur. The project developer shall arrange for the horticultural consultant to conduct a field inspection prior to issuance of grading permits to ensure that all recommendations have been properly implemented. The consultant shall certify in writing that such recommendations have been followed. 20. The existing tree shall not be removed or impacted by the proposed development. Prior to commencement of construction, the project developer shall install tree protection fence, to the satisfaction of the Planning Director, at the dripline of the existing tree on the subject site. 21. The project developer shall post cash, letter of credit, or other security satisfactory to the Planning Director in the amount of $15,000.00 for the tree should any work, utilities or otherwise, be conducted within an area in which potential impacts may be anticipated. This cash bond or security shall be retained for two years following acceptance of public improvements or completion of construction, whichever is later, and shall be forfeited if the trees are destroyed or substantially damaged. In the event the tree is destroyed or substantially damaged, an arborist's assessment, at the developer's expense, shall be required to determine the value of the damage or loss and the resultant sum paid to the City's Urban Forestry Fund. In addition, the project developer shall replace the destroyed or substantially damaged tree with a minimum 24-inch box tree or have a minimum one-inch trunk caliper, the size and species to be determined by the City's Landscape Architect. 22. The project developer shall plant two street trees along West Angela Street between the existing home and the sidewalk. The trees shall be a minimum of 24-inch box container size or the trees shall have a minimum one-inch trunk caliper. The location, spacing, and species of the trees shall be subject to review and approval by the City's Landscape Architect. 23. Before project final, all landscaping shall be installed, reviewed, and approved by the Planning Director. General Conditions 24. The proposed development shall be in substantial conformance to the development plans, narrative, and color/material board, Exhibit A, dated "Received, June 8, 2007", on file with the Planning Department, except as modified by the following conditions.
