Landscaping Conditions <br />18. All recommendations and mitigation measures listed in the tree assessment <br />provided by HortScience on file with the Planning Department and dated, October <br />20, 2006 shall be implemented. <br />19. No tree trimming or pruning other than that specified in the tree report shall <br />occur. The project developer shall arrange for the horticultural consultant to <br />conduct a field inspection prior to issuance of grading permits to ensure that all <br />recommendations have been properly implemented. The consultant shall certify <br />in writing that such recommendations have been followed. <br />20. The existing tree shall not be removed or impacted by the proposed <br />development. Prior to commencement of construction, the project developer shall <br />install tree protection fence, to the satisfaction of the Planning Director, at the <br />dripline of the existing tree on the subject site. <br />21. The project developer shall post cash, letter of credit, or other security <br />satisfactory to the Planning Director in the amount of $15,000.00 for the tree <br />should any work, utilities or otherwise, be conducted within an area in which <br />potential impacts may be anticipated. This cash bond or security shall be <br />retained for two years following acceptance of public improvements or completion <br />of construction, whichever is later, and shall be forfeited if the trees are destroyed <br />or substantially damaged. In the event the tree is destroyed or substantially <br />damaged, an arborist's assessment, at the developer's expense, shall be <br />required to determine the value of the damage or loss and the resultant sum paid <br />to the City's Urban Forestry Fund. In addition, the project developer shall replace <br />the destroyed or substantially damaged tree with a minimum 24-inch box tree or <br />have a minimum one-inch trunk caliper, the size and species to be determined by <br />the City's Landscape Architect. <br />22. The project developer shall plant two street trees along West Angela Street <br />between the existing home and the sidewalk. The trees shall be a minimum of <br />24-inch box container size or the trees shall have a minimum one-inch trunk <br />caliper. The location, spacing, and species of the trees shall be subject to review <br />and approval by the City's Landscape Architect. <br />23. Before project final, all landscaping shall be installed, reviewed, and approved by <br />the Planning Director. <br />General Conditions <br />24. The proposed development shall be in substantial conformance to the <br />development plans, narrative, and color/material board, Exhibit A, dated <br />"Received, June 8, 2007", on file with the Planning Department, except as <br />modified by the following conditions.
