EXHIBIT B <br />CONDITIONS OF APPROVAL <br />PUD-55, Mike Carey and Steve Maestri <br />225 West Angela Street <br />October 16, 2007 <br />Planning Conditions <br />1. Permitted and Conditionally Permitted Uses for the project shall be those of the <br />R-1 One-Family Residential District as outlined in the Pleasanton Municipal Code <br />(P.M.C. §18.32). <br />2. The project developer shall work with staff to diversify the front stairs and <br />entryways of the homes facing Peters Avenue and to soften the streetscape <br />along Peters Avenue through landscaping. <br />3. The project developer shall add a door in the garage of Unit D that provides <br />direct access into the unit. <br />4. The applicant shall pay $2,500 for each unit toward the construction of facilities in <br />the Bernal Sports Park. The applicant shall pay the fee at the time of the first <br />building permit for either the existing structure or any of the new structures. <br />5. The applicant shall provide additional detail on Unit D consisting of adding a <br />trellis above the garage opening at the south elevation and a balcony to the <br />window at the east elevation to provide private open space. <br />6. All new homes and the renovated existing home are required to be a "green <br />home" with a minimum of points in each category (Resources, Energy, and <br />IAQ/Health) required for a Certified Rating. The green building measures shall <br />be shown on one of the first two pages of the plans submitted for issuance of a <br />building permit. Each point identified shall have a notation showing on which <br />sheet the item can be found. All proposed green building measures shall be <br />shown throughout the plan set, as appropriate, as determined by the Planning <br />Director and the Chief Building Official. A special inspection by a representative <br />from the Planning Department shall be coordinated with regards to landscaping, <br />irrigation, and exterior materials. All of the green building measures indicated on <br />the approved checklist shall be inspected and approved by either the City of <br />Pleasanton, a qualified specialist, or the applicant shall provide written verification <br />by the project engineer, architect, landscape architect, or designer. <br />7. The existing single-family dwelling unit shall be renovated using materials <br />consistent with the historic period. Any areas of siding that need to be removed <br />shall be replaced in kind.
