(2) the applicant install a door in the Unit D garage to provide direct access into the
unit; and (3) modify the second sentence of Condition No. 18 to indicate that the
project/building developer shall comply with the requirements for making all houses
on the property photovoltaic-ready.
Commissioner Narum seconded the motion.

Commissioner Narum noted that she was somewhat concerned about the height and noted
that she would have a very different opinion if this project were to be proposed one block
to the west. She supported good infill projects and believed this would be a good
transitional project.

Chairperson Fox noted that she liked this infill project and noted that the height was not a
great concern for this location. She also liked the parking solution, as contrasted to the
Kimberly Commons project. She was pleased that the historic house had been retained.

Commissioner O’Connor noted that he supported this infill project as well as infill
projects in general. He suggested that the applicant work with the Planning Director in
trying to soften the front with some landscaping. He was glad that this project was
brought forward as a single-family project.

Commissioner Olson supported this project and was willing to trade some height for an
improved parking situation with on-site parking.

Chairperson Fox noted that the symmetry of the design was reminiscent of the homes on
Division Street near the arroyo.

ROLL CALL VOTE:

AYES: Commissioners Blank, Fox, Narum, O’Connor, and Olson.
NOES: None.
ABSTAIN: None.
RECUSED: None.
ABSENT: Commissioner Pearce.

Resolution No. PC-2007-35 recommending approval of PUD-55 was entered and
adopted as motioned.

c. PCUP-185, Steve Black, Generations HealthCare of Pleasanton, LLC

Applications for: (1) a modification to a previously approved conditional use
permit (UP-71-13, Pleasanton Convalescent Hospital) to increase the number of
beds from 129 to 139 at the existing convalescent hospital; and (2) a variance
from the Pleasanton Municipal Code to reduce the required parking from
125 spaces to the existing 99 spaces. The property is located at 300 Neal Street

and is zoned P (Public & Institutional) District.

This item was continued to a future meeting at the request of the applicant.
PLANNING COMMISSION MINUTES July 11, 2007 Page 18 of 27
