PLANNING COMMISSION <br />Pleasanton, California <br />RESOLUTION N0. 1014 <br />WHEREAS, the review of precise zoning and final development plans <br />for Tract ~P3173, a portion of approved PUD Tract 4F3102, <br />as submitted by Falender Homes, has come before this <br />Commission, <br />NOW, THEREFORE BE IT RESOLVED, that the Planning Commission of the City <br />of Pleasanton hereby approves said precise zoning and final <br />development plans for Tract #3173, subject to the following <br />conditions: <br />1. That the house plan and driveway location for Lot 4kl <br />is hereby denied and it is further conditioned that the <br />applicant shall provide and submit to the Planning <br />Department for approval a different house plan indicating <br />the driveway system to be on Olive Drive. <br />2. That all revisions in street setbacks be approved by <br />the Planning Director. <br />3. That approval of this application is hereby granted <br />for the elevations and plot plan as submitted labeled <br />Exhibit A, with the exception of Lot ~F1. <br />4. That the applicant provide elevations for those sites <br />and houses on corner lots facing streets for approval by <br />this department. <br />5, That the applicant shall continue with the same type <br />of fencing material and design along Foothill Road. <br />6. That the applicant shall provide at least one street <br />tree for each individual dwelling unit. <br />7. That the applicant shall continue with the same <br />landscaping plan for those areas to be landscaped along <br />Foothill Road. <br />8. That the applicant shall adhere to all conditions as <br />imposed on the tentative map. <br />9. That final zoning for this development is hereby <br />recommended from the interim Planned Unit Development <br />District to the R-1-6500. <br />L0. That the fencing detail for those lots abutting the park <br />system shall be subject to the approval of the Planning <br />Director. <br />11. That park improvements or cash in Lieu of land be as <br />per approval given by the Parks and Recreation Commission <br />during the time that the Cabana Club was approved. <br />
