PLANNING COMMISSION <br />Pleasanton, California <br />RESOLUTION N0. 102/a <br />WHEREAS, the application of McKeon Construction Company for <br />approval of Tentative Tract ~k3230 (Laguna Vista <br />Estates), has come before this Commission, <br />NOW, THEREFORE BE IT RESOLVED, that Tentative Tract 4k3230 be approved <br />subject to the following conditions: <br />1. That the number, size and location of fire hydrants <br />remain subject to change pending completion of a study <br />of this matter by the Fire Chief. <br />2. That the developer provide all the street lighting <br />facilities necessary to adequately light the streets <br />within and adjacent to this tract at the lowest possible <br />cost to the Citye <br />3. That electric power distribution and communication <br />service systems be placed totally underground except <br />for pad-mounted transformers and above-ground splicing <br />cabinets where necessary. <br />4. That all wells and septic tanks on the property be <br />properly sealed, filled and abandoned. <br />5. That emergency vehicle access easements be granted <br />to the City over all of the alleyways within this <br />development. <br />6. That public service easements be granted to the City <br />along all public street frontages and for all off-street <br />utilities that will be maintained by the City. <br />~. That a recreational access easement be granted to <br />the City over that alleyway running easterly from <br />Arroyo Drive to the easterly tract boundary. <br />8. That a fee in-lieu of park dedication in the amount <br />of $200 per dwelling unit, be paid to the City at the <br />time of issuance of building permits. <br />9. That the developer agree to accept the responsibility <br />for the maintenance of the landscaped medians on Ensenada <br />Drive and the landscaped divider between the frontage <br />road and Foothill Road. <br />10. That a modification of ordinance requirement be <br />allowed permitting Arroyo Drive, Arroyo Court and Segundo <br />Court to be 42 feet in width. <br />11. That the developer's obligation for curb and gutter <br />on Foothill Road on the west side of the divider island <br />he satisfied by a cash oavment to the City or other <br />
