PLANNING COMMISSION <br />Pleasanton, California <br />RESOLUTION N0. 1033 <br />WHEREAS, the application of Twin Valley Y. M.C.A. for a <br />conditional use permit to allow the operation of <br />a youth center in an RM-15 (Multiple Residential) <br />District, at 287 Rose Avenue, Pleasanton, has come <br />before this Commission, <br />NOW, THEREFORE BE IT RESOLVED, that UP-70-16 be approved subject to the <br />following conditions: <br />1. That the permit is granted for the property as <br />described in the application and any attachments <br />thereto and as shown on the attached plan labeled <br />Exhibit A. <br />2. That a one-hour fire separation is required <br />between the cellar and the floor above. Sections <br />702 (b) and 708 of the 1967 Uniform Building Code. <br />3. That a second exit is required with a 3'0" X <br />6'8" door pursuant to Sec.3303, U.B.C. with exit <br />signs over both doors. Sec.3312(b) U.B.C. <br />4. Provide screens over foundation vents. Sec.2517(a) <br />U.B.C. <br />5. Replace all broken windows and provide screens <br />at windows. <br />6. Bring electrical service up to code and rewire <br />entire structure. <br />7. Bring plumbing up to code. Kitchen sink drain <br />piping illegal and the trap is not vented. Water <br />closets are not protected from cross connections. <br />There is an open sewer line at left exterior of rear <br />porch. Other violations exist. <br />8. Right rear room requires additional openable <br />window area. Sec. 705 U.B.C. <br />9. Increase height of passageway between front room <br />and kitchen to a min. of 7'. <br />10. Remove Loose plaster from ceiling of upstairs <br />room and repair. <br />11. That the sidewalk be repaired as necessary to <br />eliminate all hazardous conditions. <br />12. That the street number be posted so as to be <br />easily seen and read from the street. <br />13. That the premises be kept free and clear of all <br />weeds and other debris. <br />14. That requirements of the building, electrical, <br />plumbing and other pertinent codes be met for this <br />intended use. <br />15. That a time limit not to exceed one year be <br />attached to the conditional use permit, with renewal <br />possible. <br />
