PLANNING COMMISSION <br />Pleasanton, California <br />RESOLUTION N0. 1047 <br />WHEREAS, the application of I~'IacKay & Somps for First <br />Pleasanton Investors for time extension <br />approval of Tentative Tract #3133, has come <br />before this Commission, <br />NOW, THEREFORE BE IT RESOLVED, that said time extension for <br />Tentative Tract #3133 be approved subject <br />to the following conditions: <br />1. That all lots adjoining a reverse corner <br />lot be subject to design review by the <br />Commission as a whole prior to the issuance <br />of a building permit. <br />2. That the lot defined on the preliminary <br />development plans to provide a pedestrian <br />walkway from the multiple area to the school <br />be eliminated. This elimination is due to <br />the Ciby's requirement that a north/south <br />street be provided between the Commercial <br />Freeway parcel and the multiple parcel and <br />connecting Fairlands Drive to the frontage <br />road. <br />3. The frontage road be increased in width <br />to correspond to the Type A residential <br />collector section. <br />4. That Martin Avenue from the south <br />boundary line of this tract to West Las Positas <br />Boulevard be relocated approximately to the <br />proposed location of Brockton Court. <br />5. Brockton Court relocated approximately <br />to the proposed location of the southerly <br />leg of Martin Avenue in this tract. <br />6. A new 50 ft. wide collector street <br />added between Fairlands Drive and frontage <br />road along the dividing line between the <br />C-F parcel and the RM-25 parcel. <br />7. Planning Commission allow a modification <br />of the requirements of Subdivision Ordinance <br />Article 7.06(1) to permit the center lines <br />of opposing streets entering upon a cross <br />street to be off-set less than 300 ft. if <br />final designs show this to be necessary. <br />8. Other conditions of approval listed in my <br />report dated August 7, 1969, shall be <br />applicab le . <br />9. Developer will have partial or full <br />responsibility for several street crossings <br />oP:fleadceczntrol chan~e7,s. `~'11~sfa.dli~~+ <br />the f~*aatege-road crossing of G-3 Channel, <br />Fairlands Drive crossing of G-3 Channel, West <br />Las Positas: Boulevard crossing of G-3 Channel, <br />Martin Avenue Crossing of the Arroyo Mocho <br />and West Las Positas Boulevard crossing of <br />the Arroyo Las Positas. Developer's obli- <br />gation for these crossings will be as des- <br />cribed in the adopted policy concerning <br />developer's obligation for major storm <br />channel crossings. <br />
