<br />PLANNING COMMISSION <br />Pleasanton, California <br />RESOLUTION N0. 1052 <br />WHEREAS, the application of Mackay Homes for final development <br />plan approval for PUD-69-7, a patio house development <br />to be located on the southerly side of Hopyard Road, <br />east of Tract 3048, containing 16 acres, more or less, <br />has come before this Commission, <br />NOW, THEREFORE BE IT RESOLVED, that PUD-69-7, be approved, subject to the <br />following conditions: <br />1. That the permit is granted for the property as <br />described in the application and any attachments thereto <br />and as shown on the attached plan labeled Exhibit A. <br />2. That the applicant adhere to the architectural treat- <br />ments shown on the plans labeled Exhibit A. <br />3. That no parking be allowed on one side of the private <br />streets. <br />4. That the applicant adhere to the landscaping plans <br />labeled Exhibit A. <br />5. That the applicant provide street trees in accordance <br />with the Public Works Department. <br />6. That the applicant provide automatic garage door <br />closers for all garages proposed. <br />7. That all parking spaces at the recreation center, <br />private streets and special guest parking areas on said <br />private streets, where there are no curbs, be striped <br />and bumper stopped. <br />8. That a 6 ft. screen fence and gate be provided around <br />the perimeter of the boat and trailer storage area. <br />9. That the applicant submit a fence design for approval by <br />this department for the boat and trailer storage area. <br />10. That the applicant provide a 2X4 redwood header board <br />where paving abuts landscaped areas. <br />11. That a detailed lighting plan for the street lighting <br />of the private streets be submitted for approval; said <br />plan to include location and type of lights to be used. <br />12. That the driveways and parking areas be paved with <br />a minimum of 2 in. A.C. over 5 in. A.B. <br />13. That a detailed site grading and drainage plan be <br />submitted to and approved by the City Engineer prior to <br />issuance of a building permit. <br />14. That the street numbers be posted so as to be easily <br />seen and read from the street. <br />
