PLANNING COMMISSION <br />Pleasanton, California <br />RESOLUTION N0. 1054 <br />WHEREAS, the application of Mackay Homes fora conditional use permit <br />to allow the construction of a model home complex and sales <br />pavilion fora patio house development to be located on <br />Lots 62 through 76 and Lots 95 through 102 of Tract 3158; <br />generally located at the southwest corner of Golden Road <br />and Calle Enrique in the Arroyo del Prado Subdivision, has <br />come before this Commission, <br />NOW, THEREFORE BE IT RESOLVED, that UP-70-22, be approved subject to the <br />following conditions: <br />1. That the permit is granted for the property as des- <br />cribed in the application and any attachments thereto and <br />as shown on the attached plan labeled Exhibit A. <br />2. That all off-site improvements at such time as the model <br />area is removed shall comply with all the requirements <br />as imposed by the Public Works Department. <br />3. That all proposed model residences shall revert back to <br />the single-family residence and shall be subject to a final <br />inspection by the Building Department. <br />4. That the walks, landscaping, parking and structures <br />encroaching over the public right-of-way or overlapping <br />future property lines, at such time as the complex reverts <br />to single-family dwellings, shall be removed to comply <br />with the imposed standard subdivision and zoning require- <br />ments. <br />5. All residences, including garages, shall meet with the <br />setback requirements as set by the approved P.U.D. for this <br />development. <br />6. That this conditional use permit be subject to the <br />approval of the Final Development Plans by the City <br />Council. <br />7. That water supply for fire protection be available in <br />an acceptable manner to the Public Works Department, within <br />250 ft. of the construction site prior to start of con- <br />struction. <br />8.
