PLANNING COMMISSION <br />Pleasanton, California <br />RESOLUTION N0. 1064 <br />WHEREAS, the application of Besco Builders, Inc., for final <br />development plan approval of a townhouse development <br />proposed to be located on the west side of Santa <br />Rita Road north of the Arroyo Mocho Canal, Tract 3232, <br />containing approximately 23.8 acres, has come before <br />this Commission, <br />NOW, THEREFORE BE IT RESOLVED, that RZ-70-7 (P.U.D.), be approved subject <br />to the following conditions: <br />1. That the permit is granted for the property as <br />described in the application and any attachments <br />thereto and as shown on the attached plan labeled <br />Exhibit A. <br />2. That the applicant adhere to the landscaping plans <br />as shown on the plan labeled Exhibit A. <br />3. That the applicant provide all trees in the 15-gal. <br />size rather than the shown 5-gal. size, <br />4. That the applicant provide a 6-ft. screen fence <br />along the Arroyo Mocho Canal. <br />5. That the applicant provide street trees in accord- <br />ance with the Public Works Department. <br />6. That the applicant adhere to the architectural <br />elevations as shown on the plans labeled Exhibit A. <br />7. That the applicant submit color samples of his <br />exterior materials for approval by this department. <br />8. That the applicant provide a 2X4 redwood header <br />where landscaping abuts asphalt paving. <br />9. That a detailed lighting plan for the street light- <br />ing of the public streets and private drives be <br />submitted for approval; said plan to include location <br />and type of Lights to be used. <br />10. That the applicant adhere to the recommendations <br />of the Public Works Department. <br />11. That all water systems shall conform to design <br />guide standards. <br />12. That the access roads, being designated fire lanes, <br />shall have an unobstructed width of 20 ft., and an <br />unobstructed vertical clearance of 12 ft. <br />
