-z- 12. That the applicant shall adhere to the recommendations of the Public Works Department. 13. That a 5 feet wide strip of land along Division Street and the land necessary for the indicated future street widening on Main Street be dedicated to the City prior to issuance of a building permit. 14. That vehicular access rights to this property from Division Street be dedicated to the City with the written understanding that vehicular access to Division Street would not be prohibited unless and until other access is provided to this property. The intent of this condition is to facilitate the implementation of the plan to close this section of Division Street in favor of a pedestrian mall at such time as it feasible to do so. 15. That the substandard street improvements on both Main Street and Division Street be removed and reconstructed to City standards and require- ments. This would include, but not necessarily be limited to, curb and gutter, sidewalk, driveways, water meter boxes, sanitary sewer laterals, storm drain facilities and paving. Plans shall be prepared by a registered Civil Engineer. 16. That the existing well casing located on the property be uncovered, investigated and properly sealed and abandoned. Location of this facility is available in the City Engineers office. 17. That a detailed site grading and drainage plan be submitted to and approved by the City Engineer prior to issuance of a building permit. 18. That the driveways and parking areas be paved with a minimum of 2 inches AC over 5 inches AB. 19. That the street number be posted so as to be easily seen and read from the street at all times, night and day.
