PLANNING COMMISSION <br />Pleasanton, California <br />RESOLUTION NO. 1097 <br />the application of Singer Housing Company for <br />final development plan and final map of Phase II <br />of RZ-70-7 (P.U.D), Tract 3232, Las Positas, has <br />come before this Commission, <br />TFIEREFORE, BE IT RESOLVED, that Phase II be approved, subject <br />to the following conditions: <br />1. That the permit is granted for the property <br />as described in the application and any attachments <br />thereto and as shown on the attached plan labeled <br />Exhibit A. <br />2. That the applicant adhere to the landscaping <br />plans as shown on the plan labeled Exhibit A. <br />3. That the applicant provide all trees in 15 <br />gallon size with the option of the following alterna <br />a. Upon receiving department approval indicati <br />the location and number of specimen trees <br />for Phase II of this development, the appli <br />cant may reduce the tree sizes from 15 gall <br />to 5 gallon, this alternate does not apply <br />to street trees. <br />4. That the applicant provide a 6 foot screen fence <br />along the Arroyo Mocho Canal and the Southern Pacific <br />Railroad right-of-way. <br />5. That the applicant provide street trees in <br />accordance with the Public Works Department. <br />6. That the applicant adhere to the architectural <br />elevations as shown on the plans labeled Exhibit A. <br />7. That the applicant submit color samples of <br />his exterior materials for approval by this departmen <br />8. That the applicant provide a 2x4 redwood header <br />where landscaping abuts asphalt paving. <br />9. That a detailed lighting plan for the street <br />lighting of the public streets and private drives <br />be submitted for approval; said plan to include <br />location and type of lights to be used. <br />10. That all parking spaces for Phase I and Phase <br />II be striped and bumper stopped. <br />11. That the applicant adhere to the recommendations <br />o£ the Public Works Department. <br />12. That a recommendation be made to the City <br />Council to take the matter of sewage capacity into <br />account and that building permits be decided based on <br />sewage capacity. <br />13. That wood roofs will be a requirement. <br />14. That illuminated street numbers be installed <br />for Phase I and Phase II. <br />
