Description of Pleasanton Ridgelands Area <br /> The Pleasanton Ridgelands Area includes approximately 13,000 acres <br /> generally bounded by I -580, Palomares Road, Niles Canyon Road, <br /> Foothill Road, and the 670 foot Residential /Open Space boundary in <br /> the Pleasanton General Plan, exclusive of the existing communities <br /> of Sunol, Kilkare Canyon, and Castlewood. This area includes all <br /> of the East Hills Annex area of the City of Hayward east of <br /> Palomares Road (see attached map). <br /> Background <br /> The Pleasanton City Council has long recognized the Pleasanton <br /> Ridgelands Area as a valuable natural resource and a regional <br /> asset. More recently, Pleasanton has recognized that protection of <br /> this resource will require the cooperation of all surrounding <br /> jurisdictions. Because of the extraordinary need for inter <br /> jurisdictional coordination, Pleasanton has joined with the City of <br /> Hayward and Alameda County to plan cooperatively with them to <br /> protect this valuable regional asset. This joint planning effort <br /> has produced a consensus on objectives and policies which will <br /> ensure preservation of permanent open space, recognize existing <br /> development and the possibility of limited future development, and <br /> provide for improved access to public parklands. <br /> Land Use <br /> Policy 1: The General Plan map shall designate the <br /> approximately 3,200 acres owned by the East Bay <br /> Regional Park District that is within the <br /> Ridgelands Regional Park as open space devoted to <br /> park and recreational purposes. <br /> Policy 2: The General Plan map shall designate the remaining <br /> acreage to require a 100 acre minimum parcel size. <br /> Policy 3: Allow continuation of existing uses and recognize <br /> existing legal lots of record and legal building <br /> sites in accordance with applicable regulations of <br /> the County in effect as of the date of adoption. <br /> Policy 4: Allow for completion in processing of complete <br /> applications for subdivisions, building permits, <br /> and other improvements submitted as of May 10, <br /> 1993, to proceed subject to the existing planning, <br /> zoning and development regulations in place as of <br /> the adoption of this amendment. <br /> Policy 5: Pleasanton will support the County to consider an <br /> amendment to existing zoning regulations, which <br /> EXHIBIT B -2 <br />
