17. That approval of this development does not <br />guarantee that the developer will receive sewage <br />connections, if ever. This development is in <br />the Sunol Sewer Service area and is subject to <br />the allocation formula established by Resolution <br />No. 76-83. Until sewage treatment can be obtained, <br />no building permits may be issued for the develop- <br />ment of any or all of the project. No estimate <br />can be made as to when this development may <br />obtain sewer permits. Should the applicant wish <br />to use a private treatment method (ie. a holding <br />tank) approval of such private system would pro- <br />vide no priority for sewer connections. <br />18. That the site be kept free of fire hazards from <br />the start of construction to final inspection <br />and that the Fire Division ernergency number be <br />provided adjacent to all telephones on the site. <br />19. That the following water conserving plumbing <br />fixtures be installed: <br />a. Low flush water closets <br />b. Shower flow control heads <br />c. Aerators in interior faucets <br />d. Insulation of hot water lines <br />20. That the applicant reconstruct the curb, gutter <br />and sidewalk on Main Street in front of the subject <br />property to provide four parallel parking bays <br />and to save the existing trees; the sidewalk <br />reconstruction shall approximately match the <br />existing Abbie Street improvements with regard <br />to textures and materials. <br />21. That if the existing 40" locust tree and 36" maple <br />tree are retained, they be located within planter <br />islands and tree wells and that the design of <br />these features be approved by the City prior <br />to issuance of a building permit. <br />22. That the development utilize the existing drive- <br />ways on Abbie Street. <br />23. That approval of this case is conditioned upon <br />approval of UP-77-11 and any conditions which <br />may be attached thereto by the Planning Commission. <br />24. This application is subject to approval by the <br />City of a geologic report of the site. <br />Section 2. This resolution shall become effective on July <br />. 26, 1977, unless the City Council chooses to review <br />case Z-77-97. <br />-3- <br />
