shall commence upon the later of (i) the date of this <br />agreement, or (ii) the date upon which City Council of <br />the City accepts ownership of the street improvements <br />and/or other public improvements under construction in <br />those areas and shall continue throughout the term of <br />this agreement, unless terminated as provided in <br />Section 6.3. The Association's obligations, or those of <br />any District established pursuant to Section 6.2, under <br />Section 1.2 with respect to the portions of the areas <br />described in Sections 1.1.2 (i) and (iii), 1.1.3 (i), <br />1.1.4 (i), 1.1.5 (i) and (iii) and 1.1.7 (i) shall <br />terminate upon the completion of improvements for the <br />development or redevelopment of all or any part of any <br />parcel, or subdivision thereof of real property in such <br />areas as to the portion developed. <br />ARTICLE 2 <br />MAINTENANCE OF STREET LIGHTING <br />2.1 Areas for Street Liahting Maintenance. The Association <br />shall maintain all street lighting in the areas <br />described in Sections 1.1.1, 1.1.2, 1.1.3, 1.1.4, <br />1.1.5, 1.1.6, and 1.1.7. <br />2.2 Maintenance Requirements. The Association shall at <br />its sole expense maintain all street lighting within <br />the areas described in Section 2.1. Maintenance shall <br />include the payment of all charges for electrical <br />usage, all cost of ownership charges, if any, and the <br />care of all street lighting electroliers and bulbs, <br />including repair and replacement where necessary; <br />provided that the Association's obligations under this <br />section with respect to the area described in Section <br />2.1 shall not include the replacement or repair of <br />street lighting electroliers unless ownership of said <br />electroliers is conveyed to the Association or the <br />City. <br />2.3 Term of Maintenance Obliaations. The Association's <br />obligations under Section 2.2 shall commence upon the <br />later of (i) the date of this agreement, or (ii) the <br />date upon which the City Council of the City accepts <br />ownership of the street improvements and other public <br />improvements and shall continue throughout the term of <br />this agreement, unless terminated as provided in <br />Section 6.3. <br />7 <br />
