If option one is desired, would it be appropriate to have larger three-story homes <br />with tuck-under garages instead of detached garages to increase the yard area? <br /> <br />Commissioner Olson believed it would be best to have two parking spaces per unit. <br /> <br />Chairperson Fox noted that she did not object to tandem parking and believed that if <br />custom detached homes were to be built, she would like to see something to enable <br />parking more set back into the yard. <br /> <br />In response to an inquiry by Commissioner O’Connor regarding whether the applicant <br />believed there was a market to find people who would like to go through the custom <br />home building process for a home this size, Mr. Carey replied that he did not see that as <br />the case. He stated that typically, someone coming from a larger home would like to buy <br />a smaller house Downtown in addition to a second home in Tahoe. He did not envision a <br />younger family just coming into Pleasanton acquiring this type of home. <br /> <br />Chairperson Fox noted that there were several custom homes on smaller lots along First <br />Street. Mr. Carey agreed and noted that the original homes had been virtually <br />demolished, and newer homes were built as a “remodel.” <br /> <br />Ms. Decker noted that particular development was set up as a production housing <br />development and that all of them must be constructed and on the market at the same time. <br />She added that they must be built according to the plans so that any changes would <br />require a modification of that particular PUD. <br /> <br />Mr. Carey noted that Commissioner Olson’s comment about a single design review was <br />well-taken. <br /> <br />Ms. Decker noted that if the comprehensive set of design guidelines were implemented, it <br />would be like Mariposa Ranch or other larger developments, where the design review <br />would be handled on the staff level. The design review would not come to the Planning <br />Commission unless there was an issue. She noted that she had heard differing comments <br />from each Commissioner, and staff had hoped for some consensus. She noted that the <br />areas of marketability and target markets were outside the scope of land use planning and <br />the best fit for this particular site. <br /> <br />Commissioner O’Connor believed that two of the three Commissioners had voiced a <br />preference for single-family homes. <br /> <br />Chairperson Fox noted that she leaned toward the custom homes to avoid a cookie-cutter <br />look. Mr. Carey noted that the units shown were only conceptual templates and were not <br />representative architectural designs.
