G. City has discussed this proposal with the residents of the Park and the residents aze in <br />favor of the proposal. <br />NOW, THEREFORE, in consideration of the faithful performance of the terms, <br />conditions, covenants and promises set forth herein, the parties agree as follows: <br />1. Owner may impose a rent increase on the residents as set forth in Article IV, <br />Paragraph C of the 2007 Agreement Providing for Stabilization of Mobilehome Space <br />Rents. <br />2. Owner shall, in perpetuity, maintain, repair and replace all Capital Improvements in <br />the Park, including those that exist today or any that are constructed in the future. <br />3. Within the next 30 months, Owner shall, at a minimum, initiate and pursue diligently <br />to completion the following: <br />a. repair/replace the storm drain line located ; <br />b. repair the sewer line in three places as identified in the sewer system survey <br />conducted in Mazch 2007; <br />c. reconstruct Cereza Drive and other roads serving the east side of the Park; and <br />d. repair (by dig outs, crack sealing and slurry coating) the roads serving the Pazk <br />west of Cereza Drive. <br />'--"--' Formatted: Indent: Left: 0.75" <br />Prior to undertaking the work set forth in subsections c and d above, Owner shall contact the <br />various utility companies that have utilities within the streets (e.g., the City of Pleasanton, <br />PG&E, AT&T, Comcast, etc.), advise them of the proposed work and the timing thereof, and <br />request that if they are contemplating any work on their utility tines within the Park that such <br />work be done prior to the Owner's proposed work. <br />4. This Agreement is intended to benefit Owner, City and the residents of the Pazk. <br />Every resident is deemed to be a third party beneficiary of this Agreement with the authority to <br />enforce its provisions. <br />5. All notices shall be in writing and delivered in person or sent by first class mail, <br />postage prepaid. Notices required to be given to City shall be addressed as follows: <br />City Manager <br />City of Pleasanton <br />123 Main Street <br />P.O.
