dispute between the City and the Park Owner concerning maintenance issues, the parties <br />will employ the Dispute Resolution procedures as set forth in Article III of this <br />Agreement, provided, however, that the City may nevertheless cause the work to be done <br />pending resolution of the dispute with reimbursement to be made to the City upon a <br />finding by the hearing officer that the Park Owner is responsible for such payment. <br />6. Resident Spaces. The Park Owner shall require residents to maintain their spaces in <br />an attractive, reasonably weed free condition and Park Owner shall inform any resident <br />(or owner of the mobile home if the home is not occupied) of any Park violation <br />concerning space maintenance issues. The maintenance committee may bring to the Park <br />Owner's attention any space that the committee believes is in need of space maintenance, <br />provided, however, that the committee shall not receive copies of the actual violation <br />notice that the Park Owner provides to a resident. <br />7. Health and safety issues. As provided by State law, the Park Owner shall inspect and <br />test all gas service lines annually and shall ensure that all gas cocks are leak tight and can <br />be easily shut off in case of an emergency; the Park Owner shall replace those that leak or <br />that cannot be easily shut off. The Park Owner shall develop and maintain an emergency <br />plan to assure that the valves to the gas main will be closed in case of an extreme <br />emergency. The Park Owner shall contact the City Fire Department to confirm that the <br />fire hydrants within the park have been inspected and tested annually.
