MAINTENANCE STANDARDS <br />There shall be a full time, manager who will be available and on site to perform <br />35 to 40 hours of light maintenance work weekly. As provided in California Health and <br />Safety Code, Section 18603, there will also be a telephone number where the manager or <br />the Pazk Owner can be reached at all times in order to respond to any emergency, <br />including a power failure or gas leak within the Park, that may occur after business hours <br />or on the weekends. <br />The Pazk Owner shall maintain the clubhouse, swimming pool, jacuzzi, sauna, <br />coin operated laundry, car wash area, mailboxes/mail slots and the "common azea" as <br />provided herein; "common azea" includes the park streets, sidewalks, the <br />community/public pazking spaces, the driveways installed by the Park Owner, the RV <br />pazking areas, and the lineaz greenbelts. <br />1. The Clubhouse. The Clubhouse is to be open and available to the residents at <br />temperatures that make its use reasonable. Generally the Clubhouse will be open from <br />7 a.m. to 9 p.m., but the residents may request that the Clubhouse be opened earlier or <br />closed later and the Clubhouse may remain open past 9 p.m. on evenings when bingo is <br />played or community affairs programs are conducted. Within the Clubhouse, the Pazk <br />Owner shall clean Monday through Friday the main room, library, poolroom, puzzle <br />room and bathrooms (toilets, wash basins, showers, etc.), on an as-needed basis, but at <br />least three times/week from October through May, and at least four times/week from June <br />through September. If residents find on the weekend that the bathroom(s) need cleaning, <br />the residents are to call the Pazk manager and a responsible person will respond. The <br />Pazk Owner shall provide general housekeeping of the kitchen, shall maintain all major <br />kitchen appliances, shall empty the waste containers as needed, and arrange for pest <br />control as needed. The residents shall be responsible to clean the kitchen after their use <br />of the kitchen. The Pazk Owner shall repair and refurbish the floor of the meeting room <br />and annually shall clean the carpet, walls and ceiling. The Pazk Owner shall maintain the <br />lighting in the Clubhouse and replace lights as necessary. The residents shall have the <br />responsibility to set up before and clean up after social events that they sponsor. <br />2. Swimming pool and jacuzzi. The swimming pool shall be open to the residents from <br />Memorial Day through the month of September; the Jacuzzi and sauna shall be <br />operational at all times and shall be open to the residents year round. As set forth in the <br />California Code of Regulations, Title 22, Section 116048, the Pazk Owner shall inspect <br />the swimming pool and jacuzzi daily and maintain the pool/jacuzzi to prevent the growth <br />of algae and keep them free of leaves and other debris. <br />EXHIBIT D <br />
