PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION NO. PC-2006-68 <br />RESOLUTION APPROVING VESTING TENTATIVE SUBDIVISION MAP 7721, <br />THE APPLICATION OF PONDEROSA HOMES, MEL AND CAROL LEHMAN, AND <br />WILLIAM AND KATHRYN SELWAY <br />WHEREAS, Ponderosa Homes, Mel and Carol Lehman, and William and Kathryn Selway <br />have applied for Vesting Tentative Subdivision Map approval to subdivide a <br />-19.83-acre property into 271ots for 25 new and two existing single-family homes, <br />seven parcels to be transferred to adjoining properties, and miscellaneous public <br />infrastructure improvements including the reconstruction of a portion of Cameron <br />Avenue at the properties located at 3157 Trenery Drive and 2313 Martin Avenue; <br />and <br />WHEREAS, zoning for the property is PUD-LDR (Planned Unit Development -Low Density <br />Residential) District; and <br />WHEREAS, at its duly noticed public hearing of December 27, 2006, the Planning <br />Commission considered all public testimony, relevant exhibits, and <br />recommendations of the City staff concerning this application; and <br />WHEREAS, the environmental review is covered by the Initial Study/Mitigated Negative <br />Declaration approved by the City Council on September 19, 2006 with PUD-50; <br />and <br />WHEREAS, the Planning Commission made the following findings: <br />The proposed vesting tentative subdivision map is consistent with the <br />General Plan. <br />The PUD Development Plan that the proposed vesting tentative subdivision map <br />is based on was found by the City Council to be consistent with the Pleasanton <br />General Plan. The subdivision map and its improvements are consistent with the <br />Council-approved development plan and satisfactorily implement the applicable <br />conditions and requirements imposed by the City Council with its approval. <br />Therefore, this finding can be made. <br />
