EXHIBIT B <br />CONDITIONS OF APPROVAL <br />PDR-571, Peter Shutts, on behalf of Sang and Yoon Sim <br />Vintage Hills Shopping Center, 3550 Bernal Avenue <br />November 29, 2006 <br />General <br />The proposed development shall be in substantial conformance to the development plans, <br />Exhibit A, Site Plan and Elevation Drawings, dated "Received, November 9, 2006", and <br />Exhibit C, Colored Elevation Drawings and color and material board, dated "Received, <br />September 22, 2006", on file with the Planning Department, except as modified by the <br />following conditions. Minor changes to the plans may be allowed subject to the approval <br />of the Planning Director if found to be in substantial conformance to the approved <br />exhibits, Exhibits A, B, and C, inclusive. <br />2. All conditions of approval for the approved Planned Unit Development (RZ-76-11) shall <br />remain in force and are incorporated by reference. <br />3. The design review approval shall lapse one year from the effective date of approval <br />unless a building permit is obtained and construction diligently pursued, or the City has <br />approved a time extension. <br />4. All conditions of approval for this case shall be reprinted and included as a plan sheet(s) <br />with the building permit plan check sets submitted for review and approval. These <br />conditions of approval shall be on, at all times, all grading and construction plans kept on <br />the project site. <br />Planning <br />5. All window signage shall be restricted to 25 percent of each elevation of the restaurant's <br />window area, including that of the outdoor/patio sitting area. <br />6. Proposed outdoor lighting, if any, shall be of low intensity and shielded in order to <br />minimize its visibility from off-site. Outdoor lighting shall not glare onto adjacent <br />properties or streets. Exterior lighting shall use the lowest wattage and shall limit the <br />number of fixtures to attain the lowest luminosity. <br />A construction trailer shall be allowed to be placed on the project site for daily <br />administration/coordination purposes during the construction period. At no time shall <br />campers, trailers, motor homes, or any other vehicle be used as living or sleeping quarters <br />on the construction site. All such vehicles, if any, shall be removed from the site at the <br />end of each workday. <br />
