PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION NO. PC-2006-61 <br />RESOLUTION APPROVING THE APPLICATION OF PETER SHUTTS, ON BEHALF OF <br />SANG AND YOON SIM, FOR DESIGN REVIEW APPROVAL, <br />AS FILED UNDER CASE PDR-571 <br />WHEREAS, Peter Shutts, on behalf of Sang and Yoon Sim, has applied for design review <br />approval to allow the modification of the existing fagade of the buildings, the <br />replacement of existing landscaping, and related site improvements at the Vintage <br />Hills Shopping Center located at 3550 Bernal Avenue; and <br />WHEREAS, zoning for the property is PUD-C-N (Planned Unit Development -Neighborhood <br />Commercial) District; and <br />WHEREAS, at its duly noticed public hearing of November 29, 2006, the Planning <br />Commission considered all public testimony, relevant exhibits, and <br />recommendations of the City staff concerning this application; and <br />WHEREAS, this project is categorically exempt from the requirements of the California <br />Environmental Quality Act (CEQA); and <br />WHEREAS, the Planning Commission determined that the proposed project is consistent with <br />the appearance of the existing buildings in the area. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br />Section 1. Approves Case PDR-571, the application of Peter Shutts, on behalf of Sand and <br />Yoon Sim, for design review approval to allow the modification of the existing <br />facade of the buildings, the replacement of existing landscaping, and related site <br />improvements at the Vintage Hills Shopping Center located at 3550 Bernal <br />Avenue, subject to the conditions shown in Exhibit B, attached hereto and made <br />part of this case by reference. <br />Section 2. This resolution shall become effective 15 days after its passage and adoption <br />unless appealed prior to that time. <br />
