EXHIBIT B <br />CONDITIONS OF APPROVAL <br />PUD-Ol-09M, Mike Reuquist <br />2511 Yolanda Court <br />October 25, 2006 <br />All conditions of Case PUD-01 and PUD-OI-8M shall remain in full force and effect <br />unless modified by the following condition/requirements. <br />2. The building and landscape design for this lot shall be subject to the design guidelines <br />stated in Exhibit C, on file with the Planning Department, to the satisfaction of the <br />Planning Director. <br />3. All buildings and other improvement for this property shall be subject to design review <br />approval by the Planning Director under separate application. Said application shall meet <br />the submittal requirements as specified for an application for "Design Review Approval." <br />4. The home on this property shall be equipped with an automatic fire sprinkler system as <br />specified by the Fire Chief of the Livermore-Pleasanton .Toint Fire District. <br />5. The building developer shall mitigate the increase in height by installing 15-gallon and <br />24-inch box-size trees on the adjoining East Bay Regional Park District property. The <br />species shall be a combination of big leaf maple, raywood ash, yarwood sycamore, and <br />California pepper. The final number and type of trees shall be determined to the <br />satisfaction of the Planning Director and the East Bay Regional Park District. <br />6. The building development shall maintain and water these trees for five years after <br />planting. An encroachment permit is required from the East Bay Regional Park District <br />before planting. <br />{end} <br />
