The applicant shall provide written verification from an acoustic engineer certifying that <br />this requirement is satisfied prior to operation. Additional sound attenuation mitigation <br />may be required at the discretion of the Planning Director. <br />18. All HVAC condensing units and related equipment shall be located at the intersection of <br />the existing storage structures on the northerly side as denoted by an asterisk (*) on <br />Exhibit A or as approved by the Planning Director. If noise levels from the operations <br />are not successfully mitigated, an enclosure shall be constructed to house the units. All <br />roof-mounted HVAC units shall be adequately screened from view by utilizing adequate <br />parapet heights or other screening methods as reviewed and approved by the Planning <br />Director. <br />19. Back-up generators shall not be allowed unless in case of an emergency whereby <br />products may be at risk of spoiling. <br />20. The placement of any portable restroom facilities shall be located in a visually screened <br />area when placed for harvest and shall be reviewed and approved by the Planning <br />Director. After the initial determination by the Planning Director, all future placements <br />shall correspond to the prescribed location, unless otherwise determined. <br />21. The proposed facility shall conform to the following hours of operations: <br />Sunday through Thursday: 9:00 a.m. to 10:00 p.m.; <br />Friday, Saturday, and the day before a Federal holiday: 9:00 a.m. to 11:00 p.m., at <br />which time all events shall cease, and patrons shall vacate the facilities. <br />Any outdoor-related events shall conclude by no later than 9:00 p.m. daily. Additional <br />hours and activities beyond what was stated may be approved by the Planning Director if <br />found to be in substantial conformance with the approval. The Planning Director may <br />also refer the matter to the Planning Commission if the proposed changes would be <br />significant. <br />22. Valet parking shall be provided for any event anticipating patronage of 100 guests or <br />more and shall not block or impede any emergency vehicle access. <br />23. Upon receipt of notification from the City, the property owner/facility operator shall <br />implement a staggered event schedule between the existing Palm Event Center and the <br />proposed facility to mitigate traffic congestions on Vineyard Avenue. <br />24. Acoustic-only music /voice accompaniment, e.g. acoustic guitar or piano, shall be <br />allowed outside the building. A string quartet shall also be allowed to play outside the <br />building. Outdoor ceremonies shall take place no later than 9:00 p.m. <br />Acoustical and amplified music instruments, or a DJ shall only allowed for indoor events. <br />4 <br />
