PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION NO. PC-2006-59 <br />RESOLUTION RECOMMENDING APPROVAL OF THE APPLICATION OF <br />MIKE CALLAHAN/STEALTH STREET PARTNERS FOR A MAJOR MODIFICATION <br />AND CONDITIONAL USE PERMIT, AS FILED UNDER CASE PUD-93-02-08M/PCUP-181 <br />WHEREAS, Mike Callahan/Stealth Street Partners has applied for a major modification to the <br />Ruby Hill PUD development plan to allow the construction of an approximately <br />19,716-squaze-foot event center with a 4,800-square-foot winery and for a <br />conditional use permit to allow alcoholic beverage service at the event center afrer <br />10:00 p.m. at the property located at the southwest corner of Vineyard Avenue <br />and Isabel Avenue, south of Ruby Hill Drive; and <br />WHEREAS, zoning for the property is PUD-LDR (Planned Unit Development -Low Density <br />Residential) District; and <br />WHEREAS, at its duly noticed public heazing of October 25, 2006, the Planning Commission <br />considered all public testimony, relevant exhibits, and recommendations of the <br />City staff concerning this application; and <br />WHEREAS, the Planning Commission recommended approval for the Negative Declaration <br />prepared for this project; and <br />WHEREAS, the Planning Commission determined that the proposed modification would be <br />consistent with other recently approved projects in the area and would not alter <br />the natural topographical features of the area <br />WHEREAS, the Planning Commission made the following findings: <br />The proposed location of the conditional use is in accordance with the objectives of the <br />zoning ordinance and the purpose of the district in which the site is located. <br />The operation of the event center and winery would be considered complementary to the <br />vineyards and wineries in the South Livermore Valley area. Its operation would be compatible <br />with the winery and the homes of the Ruby Hill development to the southwest. Vineyards, <br />wineries, and the uses complementazy to a vineyard/winery are considered to be appropriate for <br />the Agricultural zoning districts of the City. Therefore, this finding can be made. <br />
