If operation of the martial arts studio results in conflicts pertaining to parking, noise, vibration, odor, traffic or other impacts, at the discretion of the Planning Director, this conditional use permit may be referred to the Planning Commission for subsequent review at a public hearing. If necessary, the Commission may modify or add conditions of approval to mitigate such impacts, or may revoke said conditional use permit. 10. This conditional use permit approval will lapse one (1) year from the effective date of approval unless the martial arts studio receives a business license. {end}
