PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION NO. PC-2006-47 <br />RESOLUTION APPROVING A CONDITIONAL USE PERMIT FOR SESHIMKWAN <br />MARTIAL ARTS STUDIO, AS FILED UNDER CASE PCUP-177 <br />WHEREAS, Seshimkwan Martial Arts Studio has applied for a conditional use permit to <br />operate a martial arts studio at the property located at 6620 Owens Drive, Suite B; <br />and <br />WHEREAS, zoning for the property is PUD-I/C-O (Planned Unit Development - <br />Industrial/Commercial-Office) District; and <br />WHEREAS, at its duly noticed public hearing of September 13, 2006, the Planning <br />Commission considered all public testimony, relevant exhibits, and <br />recommendations of the City staff concerning this application; and <br />WHEREAS, projects of this nature are categorically exempt from the requirements of the <br />California Environmental Quality Act (CEQA); and <br />WHEREAS, the Planning Commission made the following findings: <br />The proposed location of the conditional use is in accordance with the objectives of the <br />zoning ordinance and the purpose of the district in which the site is located. <br />The subject site is located in a Planned Unit Development Industrial/Commercial-Office District <br />(PUD-I/C-O) District, which is intended to provide sites for a variety of light industrial, office, <br />research and development, and commercial uses including indoor sports and recreational <br />activities. The proposed use is therefore compatible with surrounding uses. Therefore, this <br />finding can be made. <br />2. The proposed location of the conditional use and the conditions under which it would be <br />operated or maintained will not be detrimental to the public health, safety, or welfare, or <br />materially injurious to the properties or improvements in the vicinity. <br />The martial arts studio would be subject to the regulations of the City Building and Fire Codes. <br />Mr. Choi, who has been involved in practicing, training and competing in Kum Do since 1970, <br />will supervise all class activities. Mr. Choi is a Kum Do Master with a T~' degree belt and has <br />over ten years of experience in operating a martial arts school. No class activities would take <br />place outside of the tenant suite. Therefore, this finding can therefore be made. <br />
