PLANNING COMMISSION CITY OF PLEASANTON
ALAMEDA COUNTY, CALIFORNIA
RESOLUTION NO. PC-2006-47
RESOLUTION APPROVING A CONDITIONAL USE PERMIT FOR SESHIMKWAN
MARTIAL ARTS STUDIO, AS FILED UNDER CASE PCUP-177
WHEREAS, Seshimkwan Martial Arts Studio has applied for a conditional use permit to
operate a martial arts studio at the property located at 6620 Owens Drive, Suite B;
and
WHEREAS, zoning for the property is PUD-I/C-O (Planned Unit Development -
Industrial/Commercial-Office) District; and
WHEREAS, at its duly noticed public hearing of September 13, 2006, the Planning
Commission considered all public testimony, relevant exhibits, and
recommendations of the City staff concerning this application; and
WHEREAS, projects of this nature are categorically exempt from the requirements of the
California Environmental Quality Act (CEQA); and
WHEREAS, the Planning Commission made the following findings:
The proposed location of the conditional use is in accordance with the objectives of the
zoning ordinance and the purpose of the district in which the site is located.
The subject site is located in a Planned Unit Development Industrial/Commercial-Office District
(PUD-I/C-O) District, which is intended to provide sites for a variety of light industrial, office,
research and development, and commercial uses including indoor sports and recreational
activities. The proposed use is therefore compatible with surrounding uses. Therefore, this
finding can be made.
2. The proposed location of the conditional use and the conditions under which it would be
operated or maintained will not be detrimental to the public health, safety, or welfare, or
materially injurious to the properties or improvements in the vicinity.
The martial arts studio would be subject to the regulations of the City Building and Fire Codes.
Mr. Choi, who has been involved in practicing, training and competing in Kum Do since 1970,
will supervise all class activities. Mr. Choi is a Kum Do Master with a T~' degree belt and has
over ten years of experience in operating a martial arts school. No class activities would take
place outside of the tenant suite. Therefore, this finding can therefore be made.
