EXHIBIT B <br />CONDITIONS OF APPROVAL <br />PUD-58 and PGPA-11, Charles Austin and Scott Austin <br />3459 Old Foothill Road <br />August 23, 2006 <br />Project-Specific Conditions: <br />The subdivision, public improvements and landscaping, and buildings covered by this <br />approval shall be constructed/installed substantially as shown on the development plans, <br />Exhibit "A", dated "Received August 18, 2006" on file with the Planning Department, <br />except as modified by the following conditions. Minor changes to the plans maybe <br />allowed subject to the approval of the Planning Director if found to be in substantial <br />conformance to the approved exhibits. <br />2. Lots 1 through 8 of the PUD Development Plan shall be subject to the following uses and <br />site development standards: <br />a. The permitted and conditional uses of the R-1 (One Family Residential) District as <br />described under Chapter 18.32 of the Pleasanton Municipal Code. <br />b. Development Standards for Primary Structures: The following building setback and <br />height standards shall apply to the primary structures and additions to primary <br />structures including second units on these lots: <br />• Frontyard Building Setback - 30 feet from the property line provided that any <br />building is at least 10 feet from the top-of--bank of a Swale/seep or slope bank. <br />• Interior Sideyard Building Setback - 15 feet from the property line provided that <br />any building is at least 5 feet from the top-of--bank of a swale/seep or slope bank. <br />• Street Sideyard Building Setback - 20-feet from the property line provided that <br />any building is at least 5 feet from the top-of--bank of a Swale/seep or slope bank. <br />• Rearyard Building Setback - 30-feet from the property line provided that any <br />building is at least 5 feet from the top-of--bank of a Swale/seep or slope bank. <br />• Maximum Height - 30-feet. <br />• Maximum Floor Area Ratio (FAR) - 25% or 8,000 square feet, exclusive of 700 <br />square feet of garage area, whichever is less. (Note: Garage floor area over 700 <br />square feet will be added to the building floor area.) <br />The Zoning Administrator may permit a minor reduction of the setback distance from a <br />Swale, seep, or slope bank for houses ofhigh-quality design where the reduced setback is <br />to allow a significant architectural design feature, e.g., a stepped-pad design reflecting the <br />topographic character of the site. <br />
