Resolution No. PC-2006-45 <br />Page Three <br />Adequate public safety measures have been incorporated into the design of <br />the plan. <br />Because the subject property is located in an Alquist-Priolo Special study zone for <br />the Calaveras earthquake fault, a geotechnical analysis was conducted of the site <br />that was peer reviewed and found to be complete by the City Engineer. The <br />analysis identified geotechnical setback line for the property that is shown on the <br />development plan will ensure that the future structures will be set an acceptable <br />distance from the fault trace. All construction would be designed to meet the <br />requirements of the Uniform Building Code, other applicable City codes, and <br />State of California mandated noise, energy, and accessibility requirements. The <br />project site adjoins existing public streets with adequate emergency vehicle <br />access. All streets meet City standards and are adequate to handle anticipated <br />traffic volumes. Adequate access is provided to all structures for police, fire, and <br />other emergency vehicles. Therefore, this finding can be made <br />6. The plan conforms to the purposes of the PUD District. <br />The proposed PUD Development Plan sets forth the parameters for the <br />development of the subject property in a manner consistent with the Pleasanton <br />General Plan, the West Foothill Corridor Overlay District, and the surrounding <br />area. The proposed PUD Development Plan implements the purposes of the <br />City's PUD Ordinance by providing a combined development consisting of eight <br />single-family custom homes and the transfer of 22 acres of open space land to the <br />City. Through the proposed design augmented by the recommended conditions <br />applied to the proposed PUD Development Plan, the project will substantially <br />conform to the requirements for development specified in the Pleasanton General <br />Plan and the West Foothill Corridor Overlay District. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br />Section 1. Recommends approval of Case PUD-58, the application of Charles Austin and <br />Scott Austin have applied for Planned Unit Development (PUD) rezoning of an <br />approximately 30-acre hillside property from Rural Density Residential <br />(1 du/5 ac) to Low Density Residential (<2 du/ac) land uses on approximately <br />eight acres with a maximum density of eight units and Agriculture and Grazing <br />land uses on the remaining 22 acres; to rezone the subject property from the A <br />(Agriculture) District to PUD-LDR (Planned Unit Development -Low Density <br />Residential) and PUD-AG (Planned Unit Development -Agriculture and <br />Grazing) Districts; and for PUD development plan approval to subdivide the <br />subject property into eight custom home sites and designate the remaining <br />
