88. The haul route for all materials to and from this development shall be approved by the <br />City Engineer prior to the issuance of an encroachment permit. <br />89. The project developer shall submit a dust control plan or procedure as part of the <br />improvement plans. <br />90. Storm drainage swales, gutters, inlets, outfalls, and channels not within the area of a <br />dedicated public street or public service easement approved by the City Engineer shall be <br />privately maintained by the property owners or through an association approved by the <br />City. <br />91. The design of the water supply and sanitary sewer systems shall be subject to the review <br />and approval of the City Engineer. <br />92. Approval of the storm drainage system shall be subject to the review and approval of the <br />City Engineer and Zone 7, where applicable. The storm drainage system shall connect to <br />an approved point of discharge and shall meet any and all applicable requirements of the <br />Alameda County Flood Control District -Zone 7, the Federal Emergency Management <br />Flood Hazard Program, the California Department of Fish and Game, and the immediate <br />and long-range requirements of this development and all upstream areas intended to be <br />drained through this development. <br />93. Electric power distribution, gas distribution, communication service, cable television, and <br />any required alarm systems shall be installed underground in a joint utility trench unless <br />otherwise specifically approved by the City Engineer or Director of Building Inspection <br />for on-site. <br />94. The project developer shall be responsible for the installation of the street lighting system <br />serving the development. The street lighting for the development shall be designed and <br />located so as to minimize its visibility from the valley floor to the greatest extent <br />possible. Approval for the number, location, design, and type of electroliers shall be <br />subject to the review and approval of the City Engineer. <br />95. Any damage to existing street improvements during construction on the subject property <br />shall be repaired to the satisfaction of the City Engineer at full expense to the project <br />developer. This shall include slurry seal, overlay, or street reconstruction if deemed <br />warranted by the City Engineer. <br />96. The project developer's contractor(s) shall obtain an encroachment permit from the City <br />Engineer prior to moving any construction equipment onto the site. <br />Urban Stormwater Design Requirements <br />97. The project shall comply with the Alameda Countywide NPDES Permit #CA50029831, a <br />copy of which is available at the City offices.
