EXHIBIT B <br />CONDITIONS OF APPROVAL <br />PUD-50, Ponderosa Homes, Lehman-Selway Property <br />3157 Trenery Drive and 2313 Martin Avenue <br />June 28, 2006 <br />Project-Specific Conditions: <br />The subdivision, public improvements and landscaping, and buildings covered by this <br />approval shall be constructed/installed substantially as shown on the development plans, <br />Exhibit A, dated "Received June 23, 2006" on file with the Planning Department, except <br />as modified by the following conditions. Minor changes to the plans may be allowed <br />subject to the approval of the Planning Director if found to be in substantial conformance <br />to the approved exhibits. <br />2. Lots 1 and 3 of the PUD Development Plan shall be subject to the permitted and <br />conditional uses and site development standards of the R-1-20,000 (One-Family <br />Residential) District as described in the Pleasanton Municipal Code. <br />3. Lots 2 and 4 through 27 of the PUD Development Plan shall be subject to the following <br />uses and site development standards: <br />a. The permitted and conditional uses of the R-1 (One Family Residential) District as <br />described under Chapter 18.32 of the Pleasanton Municipal Code. <br />b. Development Standards for Primary Structures: The following building setback and <br />height standards shall apply to the primary structures and additions to primary <br />structures including second units on these lots: <br />• Frontyard Building Setback - 25-feet <br />• Interior Sideyard Building Setback - 15-feet <br />• Street Sideyard Building Setback - 18-feet <br />• Rearyard Building Setback - Generally as shown on the PUD development <br />not to be less than 50-feet for Lots 4 through 18 and 24 through 27 and 65-feet <br />for Lots 19 through 23 <br />• Maximum Height - 25-feet for single-story homes and 35-feet for two-story <br />homes. <br />• Maximum Floor Area Ratio (FAR) - 25% or 5,500 square feet, exclusive of <br />garage area, whichever is less. <br />
