82. The design of the water supply and sanitary sewer systems shall be subject to the review <br />and approval of the City Engineer. <br />83. Approval of the storm drainage system shall be subject to the review and approval of the <br />City Engineer. The system shall be adequate, connect to an approved point of discharge, <br />meets any and all applicable requirements of the Federal Emergency Management Flood <br />Hazard Program, and meets the immediate and long-range requirements of this <br />development. <br />84. Electric power distribution, gas distribution, communication service, Cable television, <br />and any required alarm systems shall be installed underground conduit in a joint utility <br />trench specifically approved by the City Engineer. <br />85. The project developer shall be responsible for the installation of the street lighting system <br />serving the development. The street lights shall be high pressure sodium vapor units <br />mounted onpowder-coated steel poles with poured in place bases, on the LS-2A schedule <br />per City requirements and P.G.& E. standard details, unless otherwise specifically <br />approved. Approval for the number, location, and type of electroliers shall be subject to <br />the review and approval of the City Engineer and the Planning Director before <br />installation. <br />86. The project developer shall submit detailed landscape and irrigation plans as part of the <br />improvement plans for Street "A" and Cameron Avenue. These plans shall include, <br />where applicable, a street tree planting plan and landscape plans for the bio-retention <br />swales and right-of--way landscape areas. The irrigation plan shall provide for automatic <br />controls. <br />87. Any damage to existing street improvements during construction on the subject property <br />shall be repaired to the satisfaction of the City Engineer at full expense to the project <br />developer. This shall include, but are not limited to, slurry seal, overlay, or street <br />reconstruction if deemed warranted by the City Engineer. This shall include a 1.5-inch <br />overlay on Cameron Avenue between martin Avenue and the westerly project boundary. <br />88. The project developer's contractor(s) shall obtain an encroachment permit from the City <br />Engineer prior to moving any construction equipment onto the site. <br />Urban Stormwater Design Requirements <br />89. The project shall comply with the Alameda Countywide NPDES Permit #CA50029831, a <br />copy of which is available at the City offices. <br />15 <br />
