PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION NO. PC-2006-34 <br />RESOLUTION RECOMMENDING APPROVAL OF A NEGATIVE DECLARATION <br />FOR THE APPLICATION OF PONDEROSA HOMES, <br />AS FILED UNDER CASE PUD-50 <br />WHEREAS, Ponderosa Homes has applied for Planned Unit Development (PUD) development <br />plan approval to subdivide an approximately 19.83-acre site into 27 lots and to <br />construct 25 new, one- and two-story single-family detached homes ranging in <br />size from 3,908 square feet to 4,595 squaze feet at the property located at 3157 <br />Trenery Drive and 2313 Martin Avenue; and <br />WHEREAS, the Planning Commission received and reviewed the Initial Study, dated June 2, <br />2006, and received the recommendation of staff; and <br />WHEREAS, at its meeting of June 28, 2006, the Planning Commission received a proposed <br />Negative Declazation for Case PUD-50; and <br />WHEREAS, the public was given the opportunity to comment on the environmental impacts of <br />the proposal; and <br />WHEREAS, the applicable State and local guidelinestgo perning the prepar tion of Negativeth <br />Declarations; and <br />WHEREAS, the Planning Commission finds that approval of the proposed project would not <br />have any significant adverse effects on the site's wildlife. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br />Section 1. Recommends approval of the Negative Declaration prepazed for Case PUD-50, <br />the application of Ponderosa Homes for Planned Unit Development (PUD) <br />development plan approval to subdivide an approximately 19.83-acre site into <br />27 lots and to construct 25 new, one- and two-story single-family detached homes <br />ranging in size from 3,908 square feet to 4,595 square feet at the property located <br />at 3157 Trenery Drive and 2313 Martin Avenue. <br />Section 2. Finds that the proposed project will have a de minimus impact on the site's <br />wildlife. <br />
