PLANNING COMMISSION CITY OF PLEASANTON ALAMEDA COUNTY, CALIFORNIA RESOLUTION NO. PC-2006-34 RESOLUTION RECOMMENDING APPROVAL OF A NEGATIVE DECLARATION FOR THE APPLICATION OF PONDEROSA HOMES, AS FILED UNDER CASE PUD-50 WHEREAS, Ponderosa Homes has applied for Planned Unit Development (PUD) development plan approval to subdivide an approximately 19.83-acre site into 27 lots and to construct 25 new, one- and two-story single-family detached homes ranging in size from 3,908 square feet to 4,595 squaze feet at the property located at 3157 Trenery Drive and 2313 Martin Avenue; and WHEREAS, the Planning Commission received and reviewed the Initial Study, dated June 2, 2006, and received the recommendation of staff; and WHEREAS, at its meeting of June 28, 2006, the Planning Commission received a proposed Negative Declazation for Case PUD-50; and WHEREAS, the public was given the opportunity to comment on the environmental impacts of the proposal; and WHEREAS, the applicable State and local guidelinestgo perning the prepar tion of Negativeth Declarations; and WHEREAS, the Planning Commission finds that approval of the proposed project would not have any significant adverse effects on the site's wildlife. NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON RESOLVES THE FOLLOWING: Section 1. Recommends approval of the Negative Declaration prepazed for Case PUD-50, the application of Ponderosa Homes for Planned Unit Development (PUD) development plan approval to subdivide an approximately 19.83-acre site into 27 lots and to construct 25 new, one- and two-story single-family detached homes ranging in size from 3,908 square feet to 4,595 square feet at the property located at 3157 Trenery Drive and 2313 Martin Avenue. Section 2. Finds that the proposed project will have a de minimus impact on the site's wildlife.
