47. Fire truck turn grounds shall be required on individual lots if the driveways, as <br />measured from the private road to the house, will be over 150-ft. long. The <br />design of the turn around shall be subject to the review and approval by the Fire <br />Marshal. <br />48. Automatic fire sprinklers shall be required for all new homes. <br />49. All new homes located above an elevation 540 feet shall be provided with an <br />elevated on-site water storage tank (minimum 1,000-gallon capacity), subject to <br />approval by the Fire Marshall to ensure adequate water pressure for domestic use, <br />automatic fire sprinklers, and other approved fire systems. The storage tank shall <br />be located in a garage or other location in the Designated Development Area of <br />the lot where it can be sufficiently screened from off-site views. <br />50. All public and private driveways designated as fire lanes by the Fire Chief shall <br />be maintained in accordance with Articles 9 and 10 of the Uniform Fire Code, <br />which permits towing vehicles illegally parked on the fire lanes. Fire lane curbs <br />shall be painted red with "No Parking, Fire Lane, Tow Away Zone" or "No <br />Parking, Fire Lane, Tow Away Zone" signs shall be installed as required by the <br />Vehicle Code. <br />51. At the time of sale, the developer shall give homeowners notice of the availability <br />of the City's Fire Safety Inspection Program and shall encourage their <br />participation in this program. <br />En¢ineerinE Requirements <br />52. A sanitary sewer lateral connecting abuilding/house having a finished pad grade <br />less than one foot above the nearest up-stream publicly maintained sanitary sewer <br />manhole shall be required to install a backflow device on the building/house <br />lateral in accordance with the requirements of the Uniform Plumbing Code. This <br />device shall be installed by the building/house plumber between the two-way <br />cleanout at the street right-of--way line and the building/house. Any building pad <br />falling within this criteria shall be flagged on the street improvement plans. <br />53. All streets designed to have no parking on one or more sides shall be posted. <br />Posting locations shall be reviewed and approved by the Planning Director. <br />54. Any existing septic tank and leach field located on the property shall be <br />abandoned per Alameda County Health Department regulations. <br />55. Unless used for landscape irrigation, any existing wells located on the property <br />shall be abandoned per Zone 7 standards. <br />11 <br />
