PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION NO. PC-2006-26 <br />RESOLUTION RECOMMENDING APPROVAL OF THE APPLICATION OF LAURENCE <br />AND FRANCOIS CALLAIT FOR A MAJOR MODIFICATION TO A PLANNED UNIT <br />DEVELOPMENT AND FOR ADMINISTRATIVE DESIGN REVIEW, <br />AS FILED UNDER CASE PUD-77-08-1M/PADR-1490 <br />WHEREAS, Laurence and Francois Callait have applied for a major modification to an <br />approved PUD development plan to reduce the required building setback for the <br />main portion of the house from eight to five feet and for administrative design <br />review approval to construct single-story additions totaling 637 square feet to the <br />existing two-story residence located at 5745 Northway Road; and <br />WHEREAS, zoning for the property is PUD-HDR (Planned Unit Development -High Density <br />Residential) District; and <br />WHEREAS, at its duly noticed public hearing of May 10, 2006, the Planning Commission <br />considered all public testimony, relevant exhibits, and recommendations of the <br />City staff concerning this application; and <br />WHEREAS, this project is categorically exempt from the requirements of the California <br />Environmental Quality Act (CEQA); and <br />WHEREAS, the Planning Commission determined that the proposed modification would be <br />consistent with other recently approved projects in the area and the appearance of <br />the existing buildings and would not alter the natural topographical features of the <br />area; and <br />WHEREAS, the Planning Commission further determined that the proposed project additions <br />is consistent with the appearance of the existing buildings in the area. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br />Section 1. Recommends approval of Case PUD-77-08-1M, the application of Laurence and <br />Francois Callait for a major modification to an approved PUD development plan <br />to reduce the required building setback for the main portion of the house from <br />eight to five feet, and approves Case PADR-1490, the application for <br />administrative design review approval to construct single-story additions totaling <br />637 square feet to the existing two-story residence located at 5745 Northway <br />Road, subject to the conditions shown in Exhibit B, attached hereto and made part <br />of this case by reference. <br />
