EXHIBIT B <br />CONDITIONS OF APPROVAL <br />PUD-99-14, Kazuo and Takiko Hatsushi <br />2756, 2770, and 2798 Vineyard Avenue <br />Apri126, 2006 <br />Project Specific Conditions: <br />The subdivision, public improvements, and public landscaping covered by this approval <br />shall be constructed/installed substantially as shown on the development plans, <br />Exhibit A, dated "Received May 6, 2005" on file with the Planning Department, except <br />as modified by the following conditions. Minor changes to the plans may be allowed <br />subject to the approval of the Planning Director if found to be in substantial conformance <br />to the approved exhibits. <br />2. All conditions and requirements of the Vineyard Avenue Corridor Specific Plan and the <br />adopted mitigation measures of the Final Environmental Impact Report shall be <br />applicable to this PUD Development Plan. <br />3. Lots 1 through 13 and Parcel "A" of this PUD Development Plan shall be subject to the <br />following uses and site development standards: <br />a. Permitted Uses: The following uses shall be permitted on all lots covered by this <br />PUD approval: <br />• Single-family detached housing; <br />• Household pets; <br />• Accessory structures and uses including but not limited to a private garage, <br />living area without a kitchen, enclosed storage, and recreation room; <br />• Small family day care home, as defined by State law. <br />• The following farm animals may be kept on the open space portion of <br />Parcel "A" as a permitted use: 50 small fowl (chickens, ducks, guinea fowl) <br />or rabbits per acre; one head of cattle, horse, or donkey per 1.5-acres; one <br />sheep or goat per 0.75-acres; or, any other potential farm animal(s) subject to <br />type and quantity approved by the Planning Commission. <br />• Swine and large fowl, e.g., geese, turkeys, etc., may not be kept on Parcel "A" <br />because it does not meet the five-acre minimum lot size required by the <br />Vineyard Avenue Corridor Specific Plan. <br />b. Conditional Uses: The following uses shall be permitted on all lots covered by <br />this PUD Development Plan approval upon the granting of a Conditional Use <br />Permit (CUP) in accordance with the provisions of the Pleasanton Municipal <br />Code, unless otherwise noted on the following page: <br />• Nursing home for not more than six patients; <br />
