(ii) Remaining Impacts. <br />Any remaining impacts related to potential unstable expansive and/or corrosive soils soil <br />conditions will be less than significant. <br />16. Unstable soil conditions -potential differential settlement (pp. 148, 151 and 363- <br />365; Condition 64-70 of PUD-33; MMIP F4a and F4b). <br />a. Potentiallmpact. <br />Differential settlement at the site could result in damage to buildings and other <br />improvements. <br />b. Mitigation Measures. <br />The following mitigation measures are hereby adopted and will be implemented as <br />provided for in the Mitigation Monitoring and Implementation Program: <br />• Implement Oak Grove Planned Unit Development (PUD-33) Mitigation Measures <br />F4a and Fob. <br />c. Findings. <br />Based on the EIR and the entire record before the City, the City finds that: <br />(i) Effects of Mitigation. <br />The Environmentally Superior Project's potential impacts due to slope instability will be <br />mitigated to less than significant levels as the Environmentally Superior Project <br />includes, as conditioned, requirements that Mitigation Measure F4a and Fob be <br />implemented and through the implementation of the following specific actions: <br />The project developer shall undertake a detailed, design-level geotechnical <br />investigation and, based upon this investigation, shall submit adesign-level <br />report with the tentative subdivision map that incorporates and further develops <br />the conclusions and recommendations of the existing planning/development level <br />geotechnical report and the comments and recommendations provided by the <br />City's peer review geologist/geotechnical engineer. The report shall be subject to <br />the review and approval by the City Engineer before the Planning Commission's <br />action on the tentative subdivision map. <br />To ensure that buildings and other subdivision improvements are not damaged <br />by differential settlement at the project site, the report shall include specific <br />recommendations for mitigating potential settlement associated with native soil/fill <br />boundaries and areas of different fill thickness, including recommendations to the <br />City Engineer for dealing with differential cut and fill that would affect building <br />pads, streets, and utilities. <br />Page 29 of 43 <br />
