• Twenty-three (24) lots - 47.1 percent -would allow between 8,003 square feet <br />and 8,840 square feet of building area. <br />• Seventeen (17) lots - 33.3 percent -would allow between 9,020 square feet and <br />9,897 square feet of building area. <br />• Four (4) lots - 7.8 percent -would allow between 12,362 square feet and 12,500 <br />square feet of building area. <br />Modify Condition 58.c. as follows: <br />The project developer shall construct the fire access routes to the proposed <br />development: <br />The first route shall be a 20-foot wide fire access road capable of supporting a <br />Type 3 fire vehicle and forming a loop continuing the driveway from "A" Street <br />past Lot 51 to connect to the existing tank access road within Kottinger Ranch. <br />This EVA will function as a fire access road and will be constructed of <br />decomposed granite or similar material to blend with surrounding terrain. <br />The second route shall connect to the City's existing access easement (as said <br />easement may be relocated) within the Grey Eagle Estates (GES) subdivision <br />This fire access road shall involve improving an existing access and public <br />service easement and will connect the cul-de-sac of Grev Eagle Court to the <br />north project property line as follows: <br />o From the GES cul-de-sac, the existing improvements (which extend about <br />130 feet) shall remain as constructed• from the end of those improvements <br />the easement may be relocated to accommodate a proposed drivewav and <br />residence on the Roberts' property. This relocated easement shall serve in <br />part, as a drivewav to the proposed Roberts' residence This portion of the <br />easement, the location of which must be acceptable to the Citv of Pleasanton <br />and to Roberts, shall be 20 feet wide and shall be an all weather surface to <br />the extent that it serves as a drivewav The project developer shall bear the <br />incremental cost to increase the width of the drivewav from 14 feet to 20 feet <br />o The remaining portion of the easement (about 120 feet in length) that <br />connects the easement/driveway to the north project property line shall be in <br />a location acceptable to the Citv of Pleasanton and Roberts shall be 12 feet <br />in width, and shall be improved with a surface material acceptable to the City <br />of Pleasanton and Roberts. The project developer shall bear the incremental <br />cost to increase the structural integrity of this portion of the easement to <br />accommodate the weight of a Type 3 fire vehicle <br />o In the event that the Citv of Pleasanton and Roberts are unable to agree on <br />the relocation of the existing easement its width(s) or the surface materials <br />thereof, then the project developer shall improve the existing easement to the <br />satisfaction of the City of Pleasanton. The project developer shall also <br />construct an electronically controlled gate as approved by the Citv of <br />Pleasanton, at or near the common property line between the project site and <br />the Grev Eagle Estates subdivision to prevent the egress of persons and <br />
