THE CITY OF <br />L ~ ~SA~N T~No <br />MEMORANDUM <br />Date: September 4, 2007 <br />To: Honorable Mayor and the City C ncil <br />From: Nelson Fiahlo, City Manager <br />Subject: PUD-33, Revised Conditions <br />Maximum Building Height <br />Staff recommends modifying Statement G-2, Height and Maximum House Size, of the <br />Design Guidelines, so that the 30-foot maximum building height is applicable to all lots <br />of the Oak Grove development unless the lot is designated for asingle-story structure <br />where a smaller building height shall be adopted. <br />High Visibility Lots <br />Staff recommends modifying Condition 23 regarding high visibility lots as follows: <br />Lots 1 through a-x-12, 17, 18, 21, and 29 through 34 shall be defined as High <br />Visibility Lots and shall be governed by the High Visibility Lot standards of the <br />residential design guidelines. This condition shall appear in the design <br />guidelines. <br />Proposed Floor Area Ratios <br />Staff has re-evaluated the proposed FAR's for the Oak Grove lots listed in Table 2, <br />Ranking of Lots By Building Floor Area Ratios, of the City Council staff report and <br />recommends modifying Condition 36.b. as follows: <br />Maximum Building Floor Area - 20 percent of the lot area except for Lots 1, 6, 7, <br />10, 11, 12, 32, 33, and 34 which shall be limited to a maximum floor area of <br />9,175 square feet and Lots 4~ 26, ~2; 3~-34-, 45, and 51 which shall be limited <br />to a maximum floor area of 12,500 square feet. Up to 800 square feet of garage <br />floor area -for attached and detached garages - is exempt from the maximum <br />allowable building floor area. Garage floor area over 800 square feet shall be <br />subtracted from the maximum allowable primary building floor area. Building <br />floor area will include all enclosed accessory structures, but does not include the <br />area of an open structure including trellises, arbors, patios, open patio covers, <br />swimming/lap pools, and spas. This condition shall modify Statement G-3, FAR <br />Maximum Area. <br />
