developer. This shall include slurry seal, overlay, or street <br />reconstruction if deemed warranted by the City Engineer. <br />35. The water main within Vine Street shall be a public system. <br />The water main within the "Private Street" shall be a public <br />system within a public service easement (PSE). <br />36. An 8 ft. wide public service easement along both sides of the <br />Street shall be granted by the developer/owner to the City <br />for utility purposes. <br />39. The sanitary sewer mains within Vine Street, and the "Private <br />Street" PSE shall be public. The sanitary sewer laterials <br />(both individual and common) leading from this public main to <br />the dwelling units shall be private and be maintained by the <br />property owners. <br />40. The developer shall install public street improvements across <br />the Vineyard Avenue frontage of the site as well as any <br />required transitions all to the satisfaction of the City <br />Engineer. Any construction items which, at the option of the <br />City Engineer, are deferred to a later date shall be paid for <br />by the developer, prior to Council approval of the final map, <br />on a cash in-lieu basis. The deferred items may include, but <br />are not limited to, the undergrounding of the overhead <br />utility lines across the Vineyard Avenue frontage. <br />All banks shall be graded to provide a minimum of two feet <br />between the top or toe of bank and any property line. The two <br />foot clear area shall be graded at a 2$ slope. <br />The applicant shall provide maintenance access to all drainage <br />swales, benches, and structures to the satisfaction of the City <br />Engineer. <br />Any change in pad grades, in excess of 0.5' vertically, or in <br />bank slopes from those shown on the tentative map shall be <br />justified to and approved by the City Engineer. <br />Prior to the City Council approval of the final map for this <br />development, the applicant shall provide the following items to <br />the City for Fire Department base mapping purposes: <br />a. Two mylar copies each of a 1"=100' scale map and a 1"=250' <br />scale map of the development showing only the following map <br />elements: <br />
