That the developer shall complete improvements on the
unimproved portions of Vine Street directly to the west of
the site and aid in the coordination of the opening of Vine
Street, including the removal of fences and their appropriate
setback from Vine Street. The City or the developers of the
adjacent Royal Gardens Apartments shall reimburse the
applicant for the off-site improvements for Vine Street.
3. That the utility pole located at the Northwest corner of
Vineyard Avenue and Mavis Drive shall be moved back 4 feet
from the corner at an angle 45 degrees from Vineyard Avenue
to allow for an adequate turning radius.
