developer. This shall include slurry seal, overlay, or street <br />reconstruction if deemed warranted by the City Engineer. <br />2. All banks shall be graded to provide a minimum of two feet <br />between the top or toe of bank and any property line. The <br />two foot clear area shall be graded at a 2~ slope. <br />3. The applicant shall provide maintenance access to all <br />drainage swales, benches, and structures to the satisfaction <br />of the City Engineer. <br />4. The water, storm drain, and sewer system mains within the <br />public street right-of-way area shall be public and be <br />maintained by the City. All other water, storm drain, or <br />sewer systems on-site shall be private and be maintained by a <br />property owners association. <br />5. Any change in pad grades, in excess of 0.5' vertically, or in <br />bank slopes from those shown on the tentative map shall be <br />justified to and approved by the City Engineer. <br />That the developer install street frontage improvement along <br />Vineyard Avenue as specified under previous Item No. 23, said <br />improvements shall include a transition section across the <br />property to the east of this development. This may require the <br />reconstruction of the driveway on the easterly property as well <br />as cutting back the sideslopes of Lot 1 to allow sufficient sight <br />distance while exiting said driveway. <br />That the developer specify how Lot 29 will be served with a <br />sanitary sewer. <br />That the developer shall coordinate the construction of Lots 9, <br />12-17 with the developer of Tract 5885, regarding the storm drain <br />system along the rear of those lots. <br />That a 10 inch water main shall be installed in Montevlho Drive <br />unless otherwise approved by the City Engineer. <br />That the developer coordinate the removal of the turnaround on <br />Lot 30, tract 5835 with the owner of sold Tract 5835. <br />That a 8 foot wide public Service Easement along both sides of <br />all public streets shall be granted by the developer to the City <br />for utility purposes. <br />That a privately maintained concrete V-ditch be installed along <br />the westerly property line in lieu of the 8" PVC storm drain <br />line. <br />- 5 - <br />
