EXHIBIT "A" <br />ORDINANCE NO. 1380 <br />August 16, 1988 <br />1. All conditions of approval of PUD-88-15 shall remain in ef- <br />fect, as remain relevant. <br />2. The final development plan shall be as contained in the book- <br />let entitled, "Golden Eagle Farms," denoted as "revised, <br />received June 28, 1988," consisting of 14 exhibits, except as <br />modified by these conditions. <br />3. The uses and site regulations shall be those of the R-1-40,'000 <br />District, except as those regulations have been specifically <br />superseded by regulations contained in the final development <br />plan or these conditions. In addition, Class I auxiliary <br />structures shall meet the setbacks established in Exhibit 7. <br />4. Each lot shall provide at least three (3) parking spaces on- <br />site (not within a garage); tandem parking is acceptable to <br />meet this requirement. <br />5. Street light location and design shall be subject to the <br />approval of the Planning Director prior to approval of a final <br />map for the site. <br />6. Final design of the proposed Castlewood driving range expan- <br />sion shall not remove any Heritage trees, unless selective <br />removal of a few trees approved by the Planning Director is <br />necessary for the range to function nor significantly alter <br />the natural terrain by grading; the final design shall be <br />subject to review and approval by the Planning Director prior <br />to installation. If subdivided, this parcel shall remain an <br />unbuildable lot. <br />7. Final determination of the use of the Bernal Adobe building <br />and grounds shall be made and approved through the required <br />City process prior to sale of any lot in the entire 215-unit <br />PUD project to its ultimate owner (homebuyer). <br />8. The seven-plus-acre park, one acre access road and four plus <br />acre easement shall be approved for acceptance by the Park and <br />Recreation Commission prior to approval of a tentative map <br />showing its dedication. The final layout of the park <br />boundaries shall be subject to the approval of the Director of <br />Parks and Community Services. Final design of the turnaround <br />at the park (Court "C") shall be subject to the review and <br />approval of the City Engineer and shall follow the master plan <br />for the park layout, if completed prior to the final <br />map/improvement plan for this portion of the project. If the <br />project is phased, the park access road (Street A) shall <br />precede development reached via Street B. <br />
