Resolution PC-88-118 <br />November 9, 1988 <br />CONDITIONS OF APPROVAL <br />PUD-88-12 <br />11/9/88 <br />1. That the development be substantially as shown on the plans, <br />Exhibit A, on file with the Planning Director. <br />2. That no driveway or access points be permitted along the <br />Stanley Blvd. frontage of Lots 9 and 10. <br />3. That a minimum 30' wide easement be created along the extreme <br />northern portion of Lot 10. This easement shall be created <br />for the existing sewer and water utilities now located along <br />this portion of the property and to provide a permanent <br />access easement from Washington Street across Lot 10 to Lot <br />9. <br />4. That all undeveloped properties shall be kept in a neat and <br />weed-free state at all times. <br />5. That at no time shall balloons, banners, pennants, automobile <br />racks, outdoor displays or other attention-getting devices be <br />utilized within the project, except where otherwise approved <br />by the Design Review Board. <br />6. That the project shall be subject to the site development <br />standards of the C-S (Service Commercial) zoning district <br />except for the following modifications: <br />a. That there shall be a 30' minimum setback for all <br />buildings along Stanley Boulevard, Bernal Avenue and the <br />Del Valle Parkway. <br />b. That there shall be a continuous, minimum 10' wide <br />landscape area installed along the Stanley Boulevard, <br />Bernal Avenue and Del Valle Parkway frontages of <br />individual site developments. This area shall include a <br />minimum 2' tall landscape berm or shrubbery of an equal <br />t...: ..ti.~ ..~ .., ~..~:.... }.. ~..,-ee,. ..,,-cito rlrivcura vc anA <br />from view. This landscape area can be <br />with individual driveway entrances. <br />c. That on-site parking for incubator-type buildings <br />consisting of small office areas, large work/warehouse <br />areas accessible by roll-up doors shall be a minimum of 1 <br />space per 300 sq.ft. of gross floor area. <br />7. That the project shall continue to utilize the previously <br />approved modified uses of the C-S district which are depicted <br />on Exhibit B. <br />Page 2 <br />
