<br />In response to Mr. Renquist, Councilmember Sullivan indicated no one is trying to take <br />anything away from him. There are guidelines for the building of these houses. <br /> <br />Councilmember Cook-Kallio clarified that the purpose of the height limitation was due <br />to visibility issues from Shadowcliffs. Based on the request to send this back to the <br />Planning Commission and that the East Bay Regional Parks is okay with the request; <br />noting the mitigations that were agreed upon she agreed with staff's recommendation. <br /> <br />Motion: It was m/s by McGovern/Cook-Kallio to introduce Ordinance No. 1944 <br />approving PUD-01-9M, Mike Renquist, an application for a major modification to an <br />approved PUD for a single-family lot located at 2511 Yolanda Court to increase the <br />maximum building height from 23 feet to 26 feet; to allow a barrel tile roof; and to allow <br />design review approval by the Planning Director as recommended by staff, and include <br />that East Bay Regional Parks and staff would be able to see the colors that are being <br />discussed. Motion passed by the following vote: <br /> <br />Ayes: Councilmembers Cook-Kallio, McGovern, Thorne <br />Noes: Councilmember Sullivan, Mayor Hosterman <br />Absent: None <br /> <br />Mayor Hosterman recognized Maureen Greig who requested to address the City Council <br />regarding an item that will be discussed in Closed Session. <br /> <br />Maureen Greig, addressed the City Council indicating she lives at the Pleasanton Mobile Home <br />Park. She voiced her support of Jerry Wagner and added her concern that she and others <br />received a 30-day notice from the Park. She noted if the Council votes against Mr. Wagner <br />tonight and the Pleasanton Mobile Home Park, she will most likely have to leave Pleasanton, as <br />well as everyone else in the Park. She added the residents are content with their rent and the <br />way Jerry maintains the Park and how he handles his business with the residents. She asked <br />for the Council to show Mr. Wagner compassion and to grant the extension. <br /> <br />6c. Public Hearing: PUD-99-7-3M/PDR-578, Heartwood Communities, application for a <br />major modification to an approved PUD development plan for Tract 7162 (formerly <br />TTK Properties) located on the south side of Happy Valley Road at Happy Valley Road <br />and Alisal Street, to incorporate design guidelines for the development and to modify <br />the design review approval process; and design review approval for the construction of <br />approximately 7,128 sq. ft., 2-story home with an approximately 1,668 sq. ft. garage <br />and a 1,088 sq. ft. basement located on lot 8 (SR 06:271) <br /> <br />Planning Director Iserson gave an extensive overview of the proposed PUD. Along <br />with the project description he presented information on the landscaping and bio- <br />retention pond area, grading and drainage, the PUD development plan findings, the <br />fiscal impact and the environmental assessment. <br /> <br />In conclusion staff noted the aspects of the proposal discussed in the staff report, the <br />proposed Design Guidelines, Review Procedures, and Planning Commission <br />notification which would work together to secure a high level of design quality for the <br />homes of the Serenity at Callippe Preserve Development in an expedient and efficient <br />manner. It was noted that staff supports the 30 foot setback instead of 35 feet. The <br />proposed design on Lot No. 8 follows the proposed design guidelines.
