<br />It was moved by Ms. McGovern, seconded by Mr. Brozosky, to adopt Resolution <br />05-085, a resolution accepting and approving the report of the Pleasanton Downtown <br />Association Advisory Board and levying the assessment for 2006. <br /> <br />The roll call vote was taken as follows: <br />AVES: Councilmembers - Brozosky, McGovern, Sullivan, Thorne, and <br />Mayor Hosterman <br />None <br />None <br />None <br /> <br />NOES: <br />ABSENT: <br />ABSTAINED: <br /> <br />6e <br />PAP-88. (SR 05:320) <br />Appeal of the Planning Commission's action upholding the Zoning Administrator's <br />approval of a 6,785 square foot, two-story custom home with a 992-square-foot garage, <br />totaling 7,777 square feet, at 5210 Clubhouse Drive (Lot 11 of Tract 7372, Mariposa Ranch <br />development by the Callippe Preserve Golf Course). Zoning for the property is PUD-LDR <br />(Planned Unit Development - Low Density Residential) District. <br /> <br />Jerry Iserson, Director of Planning and Community Development, presented the staff <br /> <br />report. <br /> <br />Mr. Sullivan asked what the environmental impact report (EIR) determined about ground <br />water contamination in Happy Valley? <br /> <br />Mr. Iserson said the groundwater in the Happy Valley area was contaminated and was <br />largely a result of the septic tank issues in the area. There were a number of anticipated <br />impacts with the development and as a result, the City has actively and will continue to actively <br />conduct testing and monitoring of the wells. He noted Council approved using Best <br />Management Practices for the Golf Course in terms of pesticide and fertilizer use. Tthe <br />information staff has received to date on the analysis showed that there was no impact to the <br />groundwater as a result from the homes adjacent to the Golf Course. <br /> <br />Mr. Sullivan asked if the best management practices could be a part of the condition of <br />approval for the homes adjacent to the Golf Course? <br /> <br />Mr. Iserson said staff included conditions that strongly encouraged homeowners to <br />institute Best Management Practices; however, it could not be mandatory. <br /> <br />Mr. Sullivan was interested in providing information that would help homeowners gain an <br />understanding of the Best Management Practices. <br /> <br />Mr. Iserson said staff could so and pointed out that Best Management Practices are <br />enveloped in the Green Building concept, which is a major part of the design guidelines for <br />Green Building Standards. <br /> <br />In response to an inquiry by Mr. Thorne, Mr. Iserson said the applicant is required to <br />achieve a minimum of 50 Green Building points. <br /> <br />Pleasanton City Council <br />Minutes <br /> <br />14 <br /> <br />11/15/05 <br />
