PUBLIC HEARINGS AND OTHER MATTERS <br /> <br />Item 6a <br />PUD-30/PSP-5~ Valley Park Associates~ LLC. (SR 04:036) <br />Application for a PUD rezoning and development plan approval to allow the construction <br />of an approximately 15,300 square-foot office building and related site improvements and <br />for a Specific Plan Amendment to the Downtown Specific Plan to allow a two-story <br />building where only one-story buildings are permitted. The office building is proposed to <br />have an approximately 12,741-square-foot first floor and an approximately 2,559-square- <br />foot second floor. The property is located at 325 Ray Street and is zoned R-1-6,500 <br />(Single-Family Residential) District. <br /> <br /> Brian Swift, Director of Planning and Community Development, presented the <br />staff report. <br /> <br /> Ms. Ayala mentioned that Council received a letter from Juanita Bianchi, 4105 <br />Walnut Drive that was not included in the staffreport. Ms. Bianchi wrote the letter on <br />behalf of the neighborhood residents who live near the property at 325 Ray Street who <br />are not in support of any commercial or office use on this property.
