(SR 03:071) <br /> <br />Jim Wolfe presented the staff report. <br /> <br /> Mr. Brozosky stated the school property on Vineyard mentioned in the staff report <br />indicated the sales price was part of a long standing purchase option. He clarified that the <br />school district bought the property outright. The report states there are 35.2 acres that are <br />non-developable and he asked where the acreage is located. <br /> <br /> Ms. McKeehan said the Vineyard property had some agreements that were <br />arranged over time. <br /> <br /> Mr. Swift said the acreage in the report is reported differently than the <br />developable acreage. The price in the appraisal was only the residential property and the <br />price paid for the commercial was backed out. This is not the comer commercial piece, <br />but the piece that South Bay purchased. This was already taken out of the sales. The <br />Greenbriar / KB Homes portion and if the total land acres is added up, the high density as <br />well as the rest of the areas, this is what is included in the sales price. There is a <br />tremendous mount of infrastructure that was being requested as part of the sale. Most <br />projects do not have an underpass and a freeway interchange to pay for. The school <br />district entered into a purchase and sales agreement, but the actual close was about two <br />years later than that. When you look at the closing date at which the purchase price was <br />agreed, it was a long time frame. A school district cannot close on any piece of property <br />until they have done a tremendous amount of work on the soil conditions and all sorts of <br />other things and get approvals from the State. This was about two years from the time <br />they entered into the contract. This was not too long after the Specific Plan was adopted <br />until it actually closed. The closing date is actually a little misleading to the purchase <br />price. <br /> There were no speakers on this item. <br /> <br /> It was moved by Ms. Ayala, seconded by Mayor Pico, to (1) introduce <br />Ordinance 1879 amending the Pleasanton Municipal Code Chapter 19.44.040 (B), <br />updating the densities used in calculating the In-Lieu Park Dedication Fee; and (2) <br /> <br />Pleasanton City Council 26 <br />Minutes <br /> <br />04/01/03 <br /> <br /> <br />
