6. PUBLIC HEARING AND OTHER MATTERS <br /> <br />Item 6A <br />PUD=00-01, Delco Builders <br />Application for PUD Development Plan approval to allow: (1) the construction of <br />38 single-family detached homes; (2) the construction of a public sewer "lift" <br />station; (3) the realignment of Vineyard Avenue; (4) vineyard cultivation (grape <br />bearing plants); and (5) the construction of miscellaneous public infrastructure <br />including streets, utilities, etc. on an overall 41.2 acre site. The project site is <br />comprised of two properties located at 2503 Vineyard Avenue which is zoned PUD- <br />LDR (Planned Unit Development - Low Density Residential) and 2287 Vineyard <br />Avenue, which is zoned PUD - Vineyard/OS/MDR (Planned Unit Development - <br />Vineyard / Open Space / Medium Density Residential). <br /> <br />Also consider the Negative Declaration prepared for the property located at 2503 <br />Vineyard Avenue. <br /> <br />Brian Swift presented the staffreport. <br /> <br /> Ms. Michelotti asked Mr. Swift to clarify the guidelines regarding accessory <br />structure setbacks. <br /> <br /> Mr. Swift indicated that staff believes the ten foot setback in this area will add to <br />the sense of separation of the buildings. These lots are quite large and meeting the <br />setback requirements will be satisfactory for the future owners and will add to the sense <br />of openness for the area. <br /> <br />Ms. Michelotti asked about the design of the street lights. <br /> <br /> Mr. Swift said there is a special design for this area to suit the environment and <br />that is part of the conditions. <br /> <br /> Ms. Ayala inquired about the entry features for the development and referred <br />specifically to the entry feature near the school. She asked who is paying for that feature, <br />the School District or this project? <br /> <br />Mr. Swift said the project developer pays for all entry features. <br /> <br /> Ms. Dennis referred to comments from a Parks and Recreation Commissioner at <br />the Planning Commission hearing on this item regarding the height of the houses. Was <br />that the house the Planning Commission wanted to eliminate and staffwants to change to <br />a single story? <br /> <br /> Mr. Swif~ said no. Those comments referred to Lot 33, which is the one acre lot <br />across the street and is restricted to one story.
